If you are thinking about building an ADU, you have no doubt learned that the median home prices in Southern California are astronomical! Highest as of 2021 Orange County: $1,120,000. Lowest: San Bernardino County: $445,000 Many Residents are looking at their options when their family dynamics change and they need new solutions for comfortable living arrangements. When you consider how costly it is to build a new single family home these days, the idea of building an ADU becomes much more appealing when you can do it for a fraction of the cost!

The following numbers are approximations. Once we have an understanding of your location, design, fixtures and other factors, we can then be more definitive. There are multiple factors that dictate the cost of your build. This can include, but not limited to the unstable building materials industry and the city of your build.

DESIGN • PLANS • PLAN EXPEDITING SERVICES

    •    Total Cost of design, plans and plan expediting process management range from $8500-$9750+ per unit depending on size of project.
   •    30% required upon Client’s execution of agreement.
   •    50% required upon reviewing of completed floor plans and Client approving them. Working plans/construction plans phase will begin for submission to the jurisdiction for approval.
   •    $20% Required upon completed approved working plans from the City.

The above fees are for typical for a one unit standard project. In the event your project has multiple units, additional tasks or extenuating circumstances, you will be made aware of the additional costs and fully educated on those points prior to any payments being made. (Costs include Floor Plans, Working/Construction Plans & Plan Approval Process Management Travel cost & meetings with the City).

Plans Include: Site Plan/Floor Plan, Working/Construction Plans, Elevations, Sections and Roof Plan -Electrical Plan, Mechanical Plan, Plumbing Plan as required, -Title 24, Structural Foundation, Framing, Roof Framing with CALCS

The turn key ADU construction and price per square foot will consist of completing all phases of construction, foundation, framing, plumbing, electrical, insulation, mechanical, windows & doors, complete sign off of all inspections and final from City, separate sub panel when applicable, complete interior painting, new flooring, new plumbing for kitchen and bath, new kitchen cabinets, counter tops, faucets, sink and hardware, bathroom will have new flooring, toilet, vanity, mirror, plumbing, electrical, sink faucets, shower heads, shower & tub as seen in above video, install mini split HVAC system, install attic insulation.

Appliances, Landscaping, Plans and Permits fees, City fees, Engineering, Deputy Inspector Fees, Title 24 fees, any and all fees other than materials and labor will be paid by the Client.

PERMIT FEES PAID TO THE CITY:

All City offices required different fees depending on the project. For example, some City entities require a $3500 deposit that they will subtract fees throughout the process. At the end of the process you complete documentation for them to return the remaining balance. Based on our experience, on average, fees will range from $1500-$2500 per review per unit being built. We can be more definitive upon starting your project. (SoCal ADU Pros do not control these fees. Each City is different with their process and fee schedule.)

* We suggest to all clients that they let us know their budget. Once we have an understanding of your budget, we can then give you the best value for your budget.

* The cost to build ADU’S varies largely, depending upon personal preferences, allowable space, utilities and permits.

Multiple inspections are required until the project is finished. If one of your inspections fails, you have to apply for a new permit and pay the fees again.
