DESIGN & PLANNING PROCESS:
- $9750 Total Cost of design, plans and plan approval permitting process management.
Client will pay plan review fees required by the City planning department. (Addressed below)
- $2925 30% Required upon Client’s execution of agreement.
- $3900 40% Required upon you and I reviewing completed floor plans and approving them.
- $2925 30% Required upon completed approved working plans from the City.
The above fees are for typical for a one unit standard project. In the event your project has multiple units, additional tasks or extenuating circumstances, you will be made aware of the additional costs and fully educated on those points prior to any payments being made. (Costs include Floor Plans, Working/Construction Plans & Plan Approval Process Management (Travel cost & meetings with the City).
Plans Include: Site Plan/Floor Plan, Working/Construction Plans, Elevations, Sections and Roof Plan -Electrical Plan, Mechanical Plan, Plumbing Plan as required, -Title 24, Structural Foundation, Framing, Roof Framing with CALCS
ADU/JADU PROCESS FROM INCEPTION TO CONCLUSION:
If needed, we can provide financing. This financing will be non-secure, meaning there is no collateral, no lien on your home. Your Debt To Income ratio will determine the amount of financing you will qualify for. Your credit score will determine the interest rate. Interest rates vary. To date the rates are around 7.5% – 10% depending on your credit health. The funding process is fast and relatively easy. Although there will not be a lien placed on the home, the person(s) obtaining the loan must be on title or on the mortgage for the home.
The prequalification process is simple and does not require a hard inquiry on your credit. We will provide you a link to initiate the process. After completing the prequalification process, you will be contacted to provide supporting income documentation. From start to finish you can have your funds in 15 days or less depending on how fast you provide the requested items and the companies case load.
We can also provide HELOC’S, Conventional Refinance loans and Hard Money Loans For Investor Property Purchases (20% Down, 7%-10% Interest. Depending on the scenario we can get even more creative and attractive.) For Hard Money loan projects can be refinanced into a conventional loan once the project is complete.
You WILL NOT need to get a loan until the plan approval process is almost complete. At least 30 days away from having approved plans. We will guide you through the process. Please feel free to contact us with any questions.
- A SoCal ADU Pros representative will schedule a site visit at your home. Taking measurements, pictures, video and getting a clear understanding of your vision is the purpose for the site visit. Depending on location, all site visits require a nonrefundable $100 site visit fee at the conclusion of the visit.
- At the above mentioned site visit, a verbal price for Design, Working Plans/Construction Plans, Plan Approval Process Management and price per square foot estimate will be provided to you. In the event you agree with the price and associated costs, within 72 hours or less after the site visit you will receive a DocuSign with all verbally spoken documented for your review, signature, and 30% deposit settled. Upon receipt of executed DocuSign and settled 30% deposit, a second site visit will be scheduled with a SoCal ADU Pros representative and our Architect/Designer to begin the designing process.
TIMELINE FROM THE DATE OF $2925 (30%) PAYMENT:
2 WEEKS OR LESS: Client your ADU Expert schedules a Zoom for Floor Plan review.
7 BUSINESS DAYS OR LESS: Any changes requested by the Client will be complete within this timeframe, reviewed, and approved by Client and ADU Expert.
3 WEEKS OR LESS: Working/Construction Plans will be complete and submitted to the City. ($3900 (40%) of $9750 required.)
30-45 DAYS LATER: City will respond with comments.
2 WEEKS OR LESS: Changes requested by the City will be made.
30-45 DAYS OR LESS: Plans will be approved. (Final $2925 (30%) required.)
Construction date set. (Funding process, if needed, will begin 15-30 days prior to receiving approved plans.)
This entire Plan Approval process takes approximately 3-4 months depending on the City.
Typically, our construction price per square foot will be $230-$275 depending on the project. Industry standard in Southern California is $300-$400+ per sq ft.
EXAMPLE: If you are building a 600 sq ft ADU and the price per sq ft is $230, the cost for materials and labor for your 600 sq ft turn key unit will be $130,000

The turn key ADU construction and price per square foot will consist of completing all phases of construction, foundation, framing, plumbing, electrical, insulation, mechanical, windows & doors, complete sign off of all inspections and final from City, separate sub panel when applicable, complete interior painting, new flooring, new plumbing for kitchen and bath, new kitchen cabinets, counter tops, faucets, sink and hardware, bathroom will have new flooring, toilet, vanity, mirror, plumbing, electrical, sink faucets, shower heads, shower & tub as seen in above video, install mini split HVAC system, install attic insulation.
Appliances, Landscaping, Plans and Permits fees, City fees, Engineering, Deputy Inspector Fees, Title 24 fees, any and all fees other than materials and labor will be paid by the Client.
PERMIT FEES PAID TO THE CITY:
All City offices required different fees depending on the project. For example, some City entities require a $5200 deposit that they will subtract fees throughout the process. At the end of the process you complete documentation for them to return the remaining balance. Based on our experience, on average, fees will range from $1500-$2500 per review per unit being built. We can be more definitive upon starting your project. (SoCal ADU Pros do not control these fees. Each City is different with their process and fee schedule.)
